This attractive farm is located in the Futrono comuna, near the town of Puerto Maihue, in the foothills of the Andes. Between the towns of Curriñe and Puerto Maihue, both approximately 30 minutes from the property, you have access to many restaurants and mini-markets with basic amenities. In Futrono, a little over an hour away, you’ll find more specialty stores, health facilities and shopping in general.

Access

Located approximately 50 km from Futrono, the property is reached by a newly paved road, where only the last 5 km are gravel. The property is accessed through the southern limit when crossing the Las Trancas estuary. There is a local, public road that crosses the property. The western limit of the property is the Curringue River, and the eastern limit are the summits, which are approximately 4 kms from the river.

Terrain

Of the 800 hectares in total, the farm has approximately 200 hectares of flat grasslands, sufficient for running livestock year round. The remainder of the property is increasingly steep forest until you reach the mountain peaks. There are a few sprawling estuaries on the lower portion of the property and nearly 3 km of riverfront. Taking into consideration the future connectivity of the Argentinian pass, the proximity to two pristine lakes, numerous hot springs in the area (including Termas de Chihuío located less than 1 km from the farm), and the privileged view of the “Cuernos de Chihuío” peaks, this scenic property has clear tourist aptitude.

Utilities

Currently there is no electricity on the property but the network will arrive in this sector soon. Notwithstanding, the property has at least four streams located within the property, descending from the mountain peaks high above and leading to the Curringe River, making evident the feasibility of installing turbines to generate energy to the property.

Structures

The property has the following structures present: a cabin of approx. 860 sq ft, two tenant houses both in fair condition, a two-story shed, and livestock working pens (corrals, chute, loading area, and 10 paddocks). 

Additional Information

The property has a forest management plan approved by CONAF to harvest 298 hectares, which has never been completed, leaving the forests untouched. As far as we have been able to find out, this management plan would be in CONAF in La Unión and could be requested by the owner.

Secondly, to highlight from the point of view of the property value, it has been known for some time about a project to enable the "Lipela" pass (towards Argentina) in the future, very close to the property. Financing for this project was recently confirmed to start the design stage of the route. In its first stage, this route would connect this area with Puerto Fuy, in what has been called "Lake Maihue-Puerto Fuy-Puerto Pirihueico Connection Project".

A certificate from CONADI has been obtained, which affirms there are no indigenous ties to the land and can be sold to non-indigenous persons without issue.
