In Northern Patagonia, within Villarrica National Park, you will find a one-of-a-kind natural sanctuary. The national park protects and preserves the flora and fauna of its surroundings, including this private property of 203 hectares (a little over 500 acres). Named “Pehuén Sanctuary”, this is one of the few private biosphere reserves in the world, which has been naturally preserved for thousands of years. 

Location: Found in the Araucania Region of Southern Chile, surrounded on all sides by the Villarrica National Park, this property is the only one of its kind. Hot springs, ski centers, and natural wonders all around. Just 15 mi away you can find Curarrehue, a small mountain town that has basic supplies and services. Less than 40 mi from Pucón, the premier tourist destination of the region, where you can find large supermarkets, specialty shops, restaurants, hotels, and a hospital. San Martin de los Andes, Argentina, a year-round tourist destination just across the border, is less than 80 mi down the road.

 

Access: This property is accessed only through the Villarrica National Park entrance, approximately a 1-hour drive from Pucon on paved Highway 199. You then take a national park dirt service road 4 km into the park, and roughly 25 minutes later you’ll arrive at the cabin. Road conditions after the turn-off of Highway 199 are in poor condition, but the owner of the property does have the right to maintain and improve them. Due to the remote, preserved nature of this property, it is only accessible by vehicle part of the year (November through May).

 

Terrain: Made up of native forests, open grasslands, streams and rivers, you will find bountiful and diverse wildlife throughout this untouched gem. Its native forests are home to spectacular Araucarias, the national tree of Chile, some with trunks spanning as large as 7 feet wide. Abundant water throughout the property, you’ll find three streams and various waterfalls in addition to the sizable Puesco River running throughout. While the majority of the property is dense forest, there are several naturally cleared areas apt for construction of a summer home with breathtaking views of iconic mountain ranges, surrounding forests and valleys, and stunning waterfalls. 

 

Structures: In one of the meadows, near the edge of the Colmillo Estuary, you will find a rustic cabin, a little under 1,000 ft2 in size, as well as a separate enclosed barbecue area. Both structures were built by the current owner. 

 

Utilities: To the cabin there is running water and electricity.

 

Additional Information: 

Water Rights: Abundant bodies of water cross the property, including multiple waterfalls, 3 streams, and over a mile of the Puesco River banks. Of these waters, the property has registered rights for its use throughout the year, which are included in the sale, and amount up to 1,250 liters per second of permanent and continuous use in high seasons.
