This private island of 12.5 acres (5 hectares) is situated in a remote lake, Lake Las Rocas, just 1.5 miles from the north shore. Lake Las Rocas is nestled in the mountains of Northern Patagonia, close to the Argentinian border. The island is 11 miles (~18 km) south of Llanada Grande, within the Cochamó commune. Llanada Grande is the closest town which provides access to essential services such as general stores, a medical station, rural primary school, a paved landing strip linking to Puerto Montt.
Included in the sale is a small boat, by which you can access your private island and replenish supplies. Putting in on the northern shore, you can arrive at your dock in 10-15 minutes. The road and ferry journey to Llanada Grande from Puerto Mott usually takes around five hours. From Puerto Montt there are frequent daily 1.5-hour flights to Santiago.
The island is covered with a forest of native Patagonian trees, including the Coihue, Ciprés de la Cordillera (a type of conifer), Avellana (the Chilean Hazelnut), and Ulmo, while the undergrowth is mainly murta, which offers delicious fruit at the end of March. Around the houses there are also fruit trees such as cherry, sour cherries, plum and others. A variety of birds nest on the shores above the water, in which you can find abundant rainbow trout.
Both houses have solar panels and generators connecting to a recently renovated electrical system, running water and external gas tanks. There are slow combustion wood burning stoves for heating, septic systems, and hot water tanks.
On the island there are two houses (both fully furnished), shelters for the generator and firewood, and a chicken coop where you can house chickens to supply fresh eggs. Upon docking, you'll find yourself at the cabin on higher ground directly facing the lake. You'll access the cabin through a large terrace from where you can gaze out on the beautiful lake and countryside. This cabin has a spacious kitchen and dining room, featuring a traditional cast-iron range stove, as well as a gas cooktop connected to an exterior gas supply. There are 3 bedrooms (one on the first floor and two on the second floor and 2 bathrooms. The dining area has a large table and comfortable seating, with wrap-around windows overlooking the terrace, lake, and mountains beyond. A short walk along a lit path through the forest will take you to the main house, which is ~1,798 sq ft. The main house boasts a main entrance/hallway, fully equipped kitchen and dining room, laundry room, living and dining room with a fireplace, 3 bedrooms, 2 full bathrooms, and a study. The house is made of native alerce and cypress wood, and a new roof of zinc plate imitation shingles was recently installed. There is insulation both in the roof and in the floor to help maintain indoor temperatures. The tubes from the two chimneys on the first-floor pass through the bathroom and one of the rooms on the second floor above, helping to heat the areas.
The property is surrounded by national parks, protected areas and some conservation projects. The protected areas nearby are the Alerce Andino National Park, the Hornopirén National Park, the Pumalín Douglas Tompkins National Park, and the Cochamó Valley Nature Sanctuary. National Park Lago Puelo, on the border with Argentina, can be reached in a day’s hike from the Island. From Lago Puelo you are able to travel to the town of San Carlos de Bariloche and take the 1.5-hour flight to Buenos Aires.
The Islote (or little island) near Isla Las Bandurrias is included in the sale, but is very small, and remains untouched.
Isla Las Bandurrias has income potential, as it is currently a functioning bed-n-breakfast, with its own website and presence on Air B&B. The owner is willing to share income figures from this business with vetted prospective buyers.
