Property ID

782

Location

This property is located in the heart of the Puelo River Valley, just 10.5 miles (~17 km) south of Llanada Grande, within the Cochamó commune. The farm is just 2 miles from the shore of the stunning Lake Las Rocas.

Access

After a short 30-minute drive on a well-maintained road, you will arrive at the gated, independent entrance to the farm off the road from Llanada Grande, the closest town which provides access to essential services such as general stores, a medical station, rural primary school, and a paved landing strip linking to Puerto Montt. The road and ferry journey to Llanada Grande from Puerto Mott usually takes around five hours. From Puerto Montt there are frequent daily 1.5-hour flights to Santiago.

Terrain

Of the total ~509 acres (206 hectares), around 90 acres are clear, open meadows without forest cover, with potential for further land clearing. The border to the West is the Cataratas River, the natural outflow of Lake Las Rocas, which ensures an abundant water supply throughout the year, forming pools and beautiful spots for swimming. To the East, the property is bordered by a mountain ridge overlooking the stunning Lake Azul. The characteristically Southern-Andean terrain delivers spectacular views, supports a range of diverse wildlife, and offers traditional Patagonian lifestyles. Opportunities for real-estate development exist as well, making this property a unique offering.

Utilities

In addition to the Cataratas River, two streams cross the property, one of which supplies water to the houses. While the property is currently off-grid, the streams could easily be used to generate electricity, combined with a solar panel system, to augment the current use of an electric power generator. Each house has a slow combustion wood burning stove used for heating, cooking and hot water.

Structures

The estate consists of two houses, a traditional 18-horse barn with hay loft, a grain storage warehouse, a sheep barn, and a firewood shed. Surrounding the buildings are orchards, including apple, cherry, plum and walnut trees. The smaller of the houses, approx. 750 sq ft (70 sq m) includes a dining/living area, wood-burning stove, kitchen, 2 bedrooms and a full bathroom. The larger, main house, approx. 915 sq ft (85 sq m), has a large dining room and kitchen downstairs (with pullout sofas for overflow), while upstairs you’ll find an open-style loft, which can accommodate up to 4 people.

Additional Information

The Cochamó area, and beyond, is known throughout the world as “The Yosemite of South America.” It features highlights such as the Cochamó River, Manso River and Puelo River Valleys, destinations for outdoor-loving tourists from all over the world. The property and surrounding landscape is home to local wildlife such as Puma, Pudú, and Güiña, making it a haven for nature enthusiasts.
For those interested in real estate development, the property comes with an approved subdivision plan by SAG (Agricultural and Livestock Service) and SII (Internal Revenue Service), including the pertinent sub-roles. The subdivision consists of 4 plots of 5,000 square meters and 23 plots of nearly one hectare each. The subdivision also includes three areas originally designated as common areas, totaling 13.80, 4.20, and 12.40 hectares, respectively. These areas encompass the entire western border along the Cataratas River. Additionally, a lot with the original role number holds the remaining 146 hectares of the estate.
